Double Glazing Unit to Glass Specification, Window Schedule and Confirmation by the Acoustician and the Specialist Façade Sub-Contractor
The approved and certified multi-layered pane glazed into curtain walling system with performance and visual characteristics according to specification by the Specialist Façade Sub-Contractor, Glass Processor and Glass Manufacturer. The glazing unit is to be in-line with the prescribed façade performance requirements and assessed on a subject of successful performance by the Specialist Façade Sub-contractor, product supplier, processor and acoustician. Any deviations from the standard configurations and products are to be conveyed prior to development of costing forecasts and construction set of drawings. Glazed-in Metal Panel Filled with Non-Combustible Mineral Wool insulation and Subject to Fire Engineer’s Confirmation and Specialist Façade Sub-Contractor’s Documentation
The multi-layered aluminium (or other approved) panel glazed into the curtain walling system. The panel is to be in-line with the prescribed requirements by the Specialist Curtain Walling Product Supplier and assessed on a subject of successful performance by the Specialist Façade Sub-contractor.

Open state cavity closer with intumescent strip or fire stop for the Storey Height Compartment, both of which are a Subject to Approvals and Confirmation by the Product/System Supplier and Warranty Provider
The means of Fire Separation (fire stops/cavity closers) are a part of an approved Fire Strategy for Façade and corresponding internal compartments.
The fire separation means are to be corresponding to the boarders of fire compartments (one of which is the slab, etc).
The mean of fire separation is to be a proprietary and tested system supplied by such providers as Siderise, Hilti, Rockwool or other certified.
The insulation is to be in-line with the prescribed façade performance requirements and assessed on a subject of successful fire performance by the Fire Engineer, Specialist Façade Sub-contractor and the product supplier.

Insulation Infill with Thermal Conductivity No Greater Than 0.035 W/m2K and Appropriate Material Density to Fire Engineer’s Recommendations and Warranty Provider’s Approvals
Mineral Wool or other approved insulation type for a tight infill of designated envelope cavities. The specification and performance of the insulation type are a subject to Product Supplier’s and Specialist Façade Sub-Contractor Thermal Performance Assessments and Calculations.
The insulation is to be in-line with the prescribed façade performance requirements and assessed on a subject of successful performance by the Specialist Façade Sub-contractor and product supplier.

Backing Metal Sheet in Spandrel Zone
The sheet of galvanised steel (or other approved) behind the main curtain walling build-up in spandrel area. The panel is to be in-line with the prescribed requirements by the Specialist Curtain Walling Product Supplier and assessed on a subject of successful performance by the Specialist Façade Sub-contractor.

Extruded aluminium bracket fixed back to the unit in location of the glazed-in bracing. The bracket supports cladding system and is a subject to Specialist Façade Sub-Contractor’s Design and Approvals, as well as the Curtain Walling Provider’s Recommendation and Review
Aluminium bracket with fixings for cladding (and other build-ups) separated by ventilated cavity from the main construction of external wall. This bracket was fixed to the bracing profile located within the unit.
The extruded aluminium bracket is to be in-line with the prescribed requirements by the Specialist Curtain Walling Product Supplier and assessed on a subject of successful performance by the Specialist Façade Sub-contractor.

GFRC panel to specification and performance to Specialist Product Supplier and specialist façade contractor’s documentation
The GFRC outer layer of prefabricated units with Grade 18 and colour, finish, texture and pigment to specification and approvals by the Specialist Product Supplier and the Specialist Façade Sub-Contractor.
The corked infill retained from manufacturing of the GFRC can be used as a part of Fire Separation Strategy, however will require a prior approval by the Fire Engineer, as they have a risk of being combustible.

Fire Rated Breather Membrane to Specialist Façade Sub-Contractor’s Documentation, and subject to Fire Engineer’s Approval
The mean of moisture and damp protection on external side of solid insulating wall build-up.
Some of the membranes cannot be classified as non-combustible, however, they could be exempted – subject to the latest issue of Approved Document Part B.
There is a number of manufacturers who have developed these membranes as fire rated. The Fire Rated breather membranes are preferred by Fire Engineers, Building Control and Warranty Providers.
The breather membranes (whether Fire-rated or not) are to be a part of the overall Fire Strategy and assessed on a subject of Fire Risk.

Vapour Control Layer (VCL) to Specialist Façade Sub-Contractor’s Documentation, and subject to Fire Engineer’s Approval
The mean of moisture and damp protection on internal side of solid insulating wall build-up.
The Vapour Control Layer is to be a 500 microns polyethene continuously lapped and taped in joints around windows and doors.
The Vapour Control Layer (whether Fire-rated or not) are to be a part of the overall Fire Strategy and assessed on a subject of Fire Risk.

EPDM to Specialist Façade Sub-Contractor’s Documentation, and subject to Fire Engineer’s Approval
The Ethylene Propylene Diene Monomer (EPDM) is a mean of moisture, damp, ponding and water ingress protection on external side of solid insulating wall build-up.
This membrane is to have a minimum overlap of 75mm and a continuous double layer of adhesive at every applied length.
The membrane is to be a part of overall waterproofing strategy by the Specialist Façade Sub-Contractor. The common product suppliers are SIKA, ADSHEAD RATCLIFFE ARBO, etc.
The EPDM (whether Fire-rated or not) are to be a part of the overall Fire Strategy and assessed on a subject of Fire Risk.

Extruded Decorative Cover Cap to Specialist Façade Sub-Contractor’s Documentation
This cover cap is a decorative feature. It is a bespoke addition, which can be a part of the system subject to Curtain Walling System supplier’s approvals.
The cover cap is further a subject to assessment and calculation by the Specialist Façade Sub-Contractor on subject of service load transfer and mitigation of the risk of rattling. The later notifications are subject to rectification by the specialist façade sub-contractor.

The non-combustible sheathing boards located on outer sides of insulating build-up.
The nominal width is to be 12.5mm. The thinner thickness of the non-combustible sheathing boards are a subject to specification, approvals and assessment by the Acoustician.

Laminated glass balustrading to specification, Specialist Façade Sub-contractor’s design documentation and Fire Engineer’s approval
The certified glass balustrading system as external Barrier glazed into curtain walling.
The laminated interlayer within the glass pane of the balustrade could be allowed providing that it is not an attachment to the façade but to the terrace. Otherwise, its use is currently prohibited (refer to the Approved Document Part B).
When a glass pane is used as a barrier it has to be laminated to retain shards vertically in case of the breakage.
The use of laminated glass requires capping of the pane to protect the lamination layer and avoid delamination in corners and along the pane.

The hot rolled steel support is a part of lightweight steel framing (LSF). The LSF system and its proprietary components are to have a minimum galvanised coating of 18 microns to comply with the Warranty Provider requirements. Hence, it cannot be made of the cold-rolled galvanised steel.
The LSF system and its proprietary components are to be in-line with the prescribed requirements by the Structural Engineer and System supplier, as well as assessed on a subject of successful performance by the Specialist Façade Sub-contractor.
