About This CPD
This technical CPD looks at the commercial side of the building envelope: where the money goes, who decides, and where façade cost is genuinely won and lost. Most of what a façade costs is set long before anything is built, and this session explains how those early decisions shape the rate that eventually reaches the client.
Presented by Eugene Korch (IAST) in conversation with Massimo Chies, a façade cost consultant at AECOM with an estimated seven billion pounds of façade work behind him, this CPD walks through the decisions that quietly decide what a façade really costs — from the plan shape and the wall-to-floor ratio to materials, procurement, and the gap between margin and mark-up.

The commercial lens, and why most of what a façade costs is decided before anything is built
Cost drivers at concept, including the wall-to-floor ratio, plan shape, floor plate, and storey height
Residential versus commercial façades, balconies, ventilation, and the balcony premium
Design decisions that move the rate, including panel repetition and unitised versus stick systems
The single-source trap, and what it costs in both pricing power and future repairs
The rate build-up, from materials and fabrication to transport, labour, and installation
Costs outside anyone’s control, including commodity prices, energy, inflation, and currency exposure
Margin versus mark-up, and why confusing the two can cost a contractor a fortune
Procurement, tendering, and the Pre-Construction Services Agreement, including how a contractor gets onto one
